The Mark at Cityscape sets the standard for mixed-use development in South Florida, combining great views from high-rise residential apartments with pedestrian-friendly access to ground-floor retail. A 600-unit parking garage serves the entire city block, with a clubhouse and fitness center for residents located above it.

The 13-story building’s design takes inspiration from the legacy of early 20th-century architect Addison Mizner, who shaped the Mediterranean Revival and Spanish Colonial Revival styles still influential in South Florida today.

While this project is large-scale, it avoids a monolithic appearance. Instead, our design creates a more approachable human scale and a more urban feel. Residential units conceal the garage structure from the public street. A variety of forms, colors and materials break up the impression of a solid single mass.

Additional visual interest is achieved through a multitude of trellises and terraces, awnings, balconies and windows that also celebrate Florida’s famously sunny climate. These elements connect the building façades to activity at street level. Pedestrian activity is promoted and enhanced with covered walkways.

In response to market demands, The Mark at Cityscape incorporates a variety of residential unit types ranging from small, affordable studio flat units to luxury, two-story loft-style units. This residential diversity contributes to a richer architectural composition and creates an inclusive community for all socioeconomic levels.

By blending data and design, we're fostering smarter, more connected residential environments.
